The first thing that most people think of when it comes to commercial real estate are apartments and duplexes. That’s exactly why they don’t make any money. The really profitable niches in commercial real estate are a function of supply and demand – when there are very few buyers, the prices are much more attractive. As a result, the highest-yielding niches in real estate are little known to most investors. These include mobile home parks, outdoor billboards, RV parks and self-storage facilities.
Mobile home parks, for example, steadily produce investor returns of 20% per year in many cases. Why is this? For several reasons. First of all, when you buy mobile home parks, you have very little competition – so you can negotiate a better deal. Secondly, many sellers will carry the financing on very attractive terms – much better than what you can get at a bank (and avoid the entire credit analysis step). Finally, like all these high-yielding niches, there is an inherent trend in the economy that pushes the demand ever higher for these unique, exotic asset types.
Like at exotic race car, you have to know how to harness the power of these asset types so that you don’t lose control of them. Since very few people engage in them, and there are virtually no articles or books written about them, the average person has no idea how to successfully operate them. Niche Investment Network is dedicated to educating investors on how these exotic niches work. Frank Rolfe and Dave Reynolds, the founders of Niche Investment Network, have been involved in these unusual asset types for decades. Together, they are the 32nd largest owners of mobile home parks in the U.S., with over 5,000 lots and $100,000,000 in mobile home parks. Prior to that, Frank Rolfe was the largest private owner of billboards in Dallas/Ft. Worth. They have also owned RV parks and self-storage facilities, and many other real estate asset types. So everything that appears on Niche Investment Network is 100% real and timely – no academic theories here.
So review the different real estate niches shown here, and learn how to make 20%+ returns on a day-to-day basis in segments of real estate that few people have even heard of.

Frank and Dave's course is great and would recommend it to anyone looking to generate extra cash-flow! - I always thought I would want my first commercial unit to be an apartment complex however after going through Frank and Dave's material; I have shifted my focus into investing in Mobile Home Parks. The benefits of investing in mobile home parks over apartments are: more cash flow, less expenses, and most importantly if a tenant's toilet breaks, they fix it. If their air conditioning goes out, they pay for it. I have learned that Mobile Home Parks are one of those few investment properties that you can buy and immediately start having cash flow even in a poor economy as there will always be greater demand for affordable housing.
